Contrary to confusing reports that suggest otherwise, Tallahassee property depreciation continues as sellers still outnumber buyers in the housing market.

When real estate agents show reports of rising prices, they typically are looking at the average (or median) price in one time period and then comparing it to a previous time period.

And while it is important to know the average price of homes in each Tallahassee neighborhood, it simply is not a valid method to determine or measure Tallahassee property depreciation.

Bull Run House Values Ready For A Wild Ride

Bull Run house values are in for a wild ride, as new home sales continue to lead existing home sales by a factor of 2 to 1.

New home construction in the Bull Run Subdivision has been relatively strong, mostly due to liquidation of lots at far cheaper prices than were seen during the boom of the housing market.

While this is good news for the builder, it is not so good news for existing home owners who continue to see Bull Run house values decline.

Home sales in Bull Run are on a bull run!

With 41 homes sold in Bull Run in 2012, it marks the second best year of all times for the number of homes that sold.

Located in the popular NE quadrant of the Tallahassee real estate market, Bull Run seems to be leading the charge towards the recovery.

Bull Run Home Sales At Record Pace

Bull Run home sales are going strong, and if the year to date pace of home sales continue, it will be the best year ever recorded in the Tallahassee MLS.

Currently, if you want to buy a Bull Run home, there are 23 available for sale right now in the MLS. Of course, they are still building more, but as this report will show, builders are going to be seeing a tougher time building a Bull Run home for profit.

The average price of a Bull Run home sold in 2012 has been $284K, down 30% from the $407K average recorded in 2005.

Bull Run home values have (appeared) to only decline 21% since the peak of the housing market. The real estate graph below plots the average price per square foot of homes sold in Bull Run, and a cursory examination would lead us to believe that Bull Run homes are holding their value better than the rest of the Tallahassee real estate market.

Segmented Bull Run Home Sales Tell The Tale

But when we segment the market between new home sales and existing home sales, then we find that Bull Run home values are falling around the same pace as everybody else. And with this being such a popular NE Tallahassee neighborhood, you would have hoped to see it perform a little stronger.

The red line in the graph above records the average value of new homes sold in Bull Run, while the blue line shows resale values. Existing home sales have dropped from $175 per square foot in 2007 to a current level of just $125 per square foot.

Now that we are seeing the pricing pressure on new home values (red line), I expect new construction activity for Bull Run Home Builders to decline.

Homebuyers Choose Top Neighborhoods In Tallahassee

One question that out-of-town homebuyers always get around to asking is “what are the top neighborhoods in Tallahassee.”

Of course, my answer is always “it depends.” Everybody has their own wishes, wants and desires, so I would think the top neighborhoods in Tallahassee could be defined in different ways for different people.

For example, a young family might favor a neighborhood with a park, whereas a single professional might prefer access to restaurants. It all really comes down to the needs of the homebuyer.

But many of them also want to know where “everybody” is moving, so I show them this graph of the top neighborhoods in Tallahassee, based on the number of closed home sales each one has reported year to date.

Thus far in 2012, the usual suspects lead the top five, though a typical top six finisher (Killearn Acres) has dropped all the way to the number ten position.

Killearn Estates has started strong with 35 home sales through May, while Killearn Lakes follows close behind with 32.

Southwood, the previous year’s leader, has dropped to third and has recorded just 28 home sales through May. Bull Run and Golden Eagle Plantation round out the top five.

Finding Top Neighborhoods In Tallahassee

Our report makes it clear that perennial favorites continue to be the most active for home sales in Tallahassee. But that does not mean a wise buyer is only looking at homes in these limited locations.

The 17 top neighborhoods in Tallahassee, as shown in the real estate graph above, makes up only 40% of all home sales this year. In fact, there have been home sales in 1,236 other neighborhoods in Tallahassee thus far in 2012, and we are not even half way through the year.

So yes, you can find plenty of homes for sale in the more popular subdivisions, but there are even more in the lesser known neighborhoods.

So take some exploring all the wonderful communities around Tallahassee, then make your own choices for the top neighborhoods in Tallahassee.

Why Bull Run Home Buyers Are Ignoring Resale Homes

If you read yesterday’s article about the 7 Hottest Neighborhoods In Tallahassee, then you know that Bull Run Home Buyers are very active right now.

In fact, they are buying homes fast enough to propel Bull Run into the most active position among all Tallahassee neighborhoods.

I identified an important trend among Bull Run home buyers last November, and we find that trend has strengthened in the first quarter of 2012. And what trend might that be (for those of you who missed the previous article)?

Bull Run Home Buyers Choosing New And Smaller

Our first real estate graph shows that Bull Run home buyers are buying smaller and smaller homes every year. As Bull Run is a younger neighborhood, most of the sales thus far have been new construction.

I believe this is a sign of builders have to go “smaller” to compete with falling home prices across Tallahassee. Of course, this begs the question, what’s going to happen when the normal cycle (5 to 7 years) of re-sales really starts to hit the market in Bull Run?

If you are thinking about buying a home in Bull Run, you will be treated with the lowest prices ever seen there. Currently, the average price of a closed home sold in Bull Run is under $284,000.

Understanding Bull Run Home Buyers

It seems Bull Run home buyers are choosing so much new construction that it is hiding the fact that existing home values have declined significantly. Fortunately for Bull Run homeowners, the decline is better than the market (down 27%).

My concern for people who want to sell a home in Bull Run over the next few years is that the supply is going to exceed the norm for Tallahassee. I believe demand for this great Northeast Tallahassee neighborhood will be solid, but the supply side might get glutted when the 7 year itch kicks in.

After sorting through the 1,600+ subdivisions and neighborhoods in Tallahassee, we found these 7 have sold more homes than all the rest. And just to make it interesting, we have provided a graph of total home sales, by neighborhood, each year through February.

This means that the following graph shows year-to-date 2012 versus year-to-date (all the way back to 2002). It helps create some perspective.

7 Hottest Neighborhoods In Tallahassee

Both Killearn Lakes Plantation and Bull Run have reported 13 closed home sales thus far in 2012, leading the rest of the seven hottest neighborhoods in Tallahassee. They are followed by Killearn Estates with 8, Southwood with 7, Golden Eagle Plantation with 5, and then Weems Plantation and Betton Hills with 3 home sales each.

Which Tallahassee Neighborhood Sells The Most Homes?

If you are a long-time reader of the Tallahassee Real Estate Blog, then you most likely know that we track a lot of home sales information from nearly every Tallahassee neighborhood that has had a sale in the past twenty years. This is no small feat as there are over 1,600 neighborhoods in Tallahassee.

In doing some of my previous reports where I showed the most active Tallahassee neighborhood as Southwood, I was often reminded by readers that there was a mistake in my report and that Southwood was not indeed the most active in home sales. You see, because I report Killearn Lakes and Golden Eagle Plantation separately, some readers feel that I then should also report different units of Southwood separately.

I have decided not to do that, mostly due to time constraints and usability of the final reports. I will acknowledge that more home sales occur in the Killearn Lakes Plantation community than all others in Tallahassee. Now, on to our report showing the top Tallahassee neighborhood.

Top Selling Tallahassee Neighborhood

Our November Housing Report shows that Southwood is still the top selling Tallahassee neighborhood. With 98 closed home sales through mid November, Southwood beats out Killearn Lakes, Killearn Estates, Killearn Acres, and Bull Run as its closest competitors. The graph below shows the top selling neighborhoods in Tallahassee, with sales plotted for each year going back to 2002.
