Having posted 37 home sales in the Tallahassee MLS in 2012, Golden Eagle Plantation enjoyed its best year since 2007.
As one of the most active neighborhoods in the Tallahassee real estate market, we like to review this popular Tallahassee golf course community on a regular basis.
Currently, there are 42 homes for sale in Golden Eagle Plantation, and we are seeing some of the best asking prices in over 10 years.
Contrary to confusing reports that suggest otherwise, Tallahassee property depreciation continues as sellers still outnumber buyers in the housing market.
When real estate agents show reports of rising prices, they typically are looking at the average (or median) price in one time period and then comparing it to a previous time period.
And while it is important to know the average price of homes in each Tallahassee neighborhood, it simply is not a valid method to determine or measure Tallahassee property depreciation.
We get many questions relating to the most active Tallahassee neighborhoods, and 2012 produced no big surprises.
The northeast quadrant of the Tallahassee real estate market had the most active Tallahassee neighborhoods, with 52% of all home sales being recorded there. When you see what we have assembled, it is obvious where people are choosing to move to right now.
In a recent article where we took A Closer Look At The Houses For Sale In Tallahassee, we found a hearty dose of Tallahassee MLS listings that were being sold under distressed conditions.
The article prompted many people to reach out to me and ask me a variety of questions, but one recurring theme related to the segmentation of the market between homes that were investments versus homes for sale for occupancy.
People were curious to see if the distressed homes for sale were mostly those investment properties under $100K, or if the problem was widespread across all price points. Here’s what I found:
If you are looking for a Golden Eagle house, then prepare to be blown away with the values that you will find today.
Currently, there are 41 MLS listings featuring a Golden Eagle house, and you can have your choice of lakefront, golf course frontage, or a home on an interior lot.
My concern for the health of the Tallahassee luxury homes market has caused me to write several articles lately, and those articles have generated some stimulating questions from readers.
If you read last week’s blog post on high end homes last week, then you know that I believe the market for these homes might be at serious risk to rising interest rates.
But a few readers were not as sure, and one even challenged me with an interesting question.
We often are asked about trends in the different Tallahassee neighborhoods for which we report at the Tallahassee Real Estate Website, and none is requested more often than Golden Eagle Plantation.
I am always amazed when somebody is willing to buy or sell a home in an exclusive neighborhood without having a full understanding of the underlying trends that are guiding values there.
For example, there currently are 41 homes for sale in Golden Eagle Plantation that are listed in the Tallahassee MLS, and there are quite a few more that will be joining their ranks after the holiday season. While this might not seem like many when you consider the thousands that are for sale in Tallahassee, but the relative home supply above $400K tells another tale.
If you are thinking that you want to buy a Glen At Golden Eagle home, then this report will help you understand current values and what you should expect to spend.
Currently, there are only two homes for sale in the Glen At Golden Eagle, but if historic move cycles mean anything, there are plenty more that will soon be available.
Additionally, our recent report on Tallahassee foreclosures, combined with the real estate graph above, shows that a Glen At Golden Eagle home might very well be available in the newest list of distressed homes for sale in Tallahassee.
Thus far in 2012, one half of all homes sold in The Glen have been short sales, foreclosures, or banked owned homes.
The average sales price of a Glen At Golden Eagle home has dropped below $160,000, down from $243,000 at the peak of the housing market.
Home values have declined 32% since 2006, when homes were selling for $147 per square foot (when compared with $100 per square foot thus far in 2012). If you can buy a Glen At Golden Eagle home for $100 per square foot, in good condition, I think you will be very happy when the market recovers.

We have been providing home sales reports for Golden Eagle in Tallahassee for many years, and the changes that have occurred due to fluctuating market conditions is very evident in the real estate graphs that we provide.

The reason that we provide so many home value and price reports for different neighborhoods in Tallahassee is to ensure that homeowners understand what they need to do.
Nearly 60% of homeowners who listed their home for sale in the Tallahassee MLS over the past five years left the market without selling their home during that first listing period. Considering that market values dropped during that entire five year span, home sellers lost money due to incorrect pricing.
For those that continued to re-list their property, we have noticed that many were not willing to face the facts soon enough. The following graph shows an example of a home seller “chasing the market” in Golden Eagle in Tallahassee.
I met with this homeowner (Golden Eagle in Tallahassee) in December 2007 and advised them of the current value for their home and gave them specific pricing guidance.
While they liked our aggressive internet home selling plan, they were wanting to get a lot more money for their home than I knew the market would bear. I told them I could not in good faith list their home at that price.
They found a real estate agent that told them they could deliver the higher price (I guess they were hoping for un-informed buyers that would pay “above appraisal” prices).
This graph shows that had they listed the home at my recommended price, they would have sold the home 3 years faster and received an extra $70,000 at closing.
Average home prices for Golden Eagle in Tallahassee have dropped 27% since the peak of the housing market, and thus far in 2012 the average sales price is just under $413K.
Home values for for Golden Eagle in Tallahassee are down as well. The average price per square foot of homes that sold in 2012 has been $125, down 29% from the $174 per square foot attained in 2006.

It’s time for another update on home sales in Golden Eagle Plantation in the 32312 zip code of Northeast Tallahassee.
Located in Killearn Lakes and home to the Tom Fazio designed Golden Eagle golf course, this popular NE Tallahassee neighborhood has beat the market in holding home values thus far.
Home sales are down well over 50% since the peak of the market, but you find that home sales in Golden Eagle Plantation have fared far better than most in terms of price and value.
Home sales in Golden Eagle Plantation reached the pricing peak back in 2007, when the average home sold for $565,000 (2009 was higher due but due to one very large sale). Thus far in 2012, the average price of home sales in Golden Eagle Plantation has been $450,000, which represents about a 20% decline. With the rest of the market well over 32%, this is good news for homeowners in Golden Eagle.
Home values are down as well, but only down 24% since the peak of the market. The average value of home sales in Golden Eagle Plantation in 2006 was $174 per square foot compared with $133 per square foot through May 2012. The real estate graph below shows that we have dropped another percent this year versus last year, and I would expect this margin to widen further before year’s end.
There are currently 60 homes for sale in Golden Eagle Plantation (nearly two years of supply) and we are starting to see asking prices drop.
