The Accurate Report On Tallahassee Property Depreciation

Contrary to confusing reports that suggest otherwise, Tallahassee property depreciation continues as sellers still outnumber buyers in the housing market.

When real estate agents show reports of rising prices, they typically are looking at the average (or median) price in one time period and then comparing it to a previous time period.

And while it is important to know the average price of homes in each Tallahassee neighborhood, it simply is not a valid method to determine or measure Tallahassee property depreciation.

Buyers Favor Most Active Tallahassee Neighborhoods

We get many questions relating to the most active Tallahassee neighborhoods, and 2012 produced no big surprises.

New Trend In Tallahassee MLS Listings: Cause For Concern?

In a recent article where we took A Closer Look At The Houses For Sale In Tallahassee, we found a hearty dose of Tallahassee MLS listings that were being sold under distressed conditions.

The article prompted many people to reach out to me and ask me a variety of questions, but one recurring theme related to the segmentation of the market between homes that were investments versus homes for sale for occupancy.

Golden Eagle Plantation Offers High End Value

We often are asked about trends in the different Tallahassee neighborhoods for which we report at the Tallahassee Real Estate Website, and none is requested more often than Golden Eagle Plantation.

I am always amazed when somebody is willing to buy or sell a home in an exclusive neighborhood without having a full understanding of the underlying trends that are guiding values there.

For example, there currently are 41 homes for sale in Golden Eagle Plantation that are listed in the Tallahassee MLS, and there are quite a few more that will be joining their ranks after the holiday season. While this might not seem like many when you consider the thousands that are for sale in Tallahassee, but the relative home supply above $400K tells another tale.

The Glen At Golden Eagle Home Sales Report Summer 2012

If you are thinking that you want to buy a Glen At Golden Eagle home, then this report will help you understand current values and what you should expect to spend.

Currently, there are only two homes for sale in the Glen At Golden Eagle, but if historic move cycles mean anything, there are plenty more that will soon be available.

Additionally, our recent report on Tallahassee foreclosures, combined with the real estate graph above, shows that a Glen At Golden Eagle home might very well be available in the newest list of distressed homes for sale in Tallahassee.

Thus far in 2012, one half of all homes sold in The Glen have been short sales, foreclosures, or banked owned homes.

Home Values Down 29 Percent For Golden Eagle In Tallahassee

Golden Eagle in Tallahassee offers some of the best golf course living in North Florida and features an award winning Tom Fazio golf course.

We have been providing home sales reports for Golden Eagle in Tallahassee for many years, and the changes that have occurred due to fluctuating market conditions is very evident in the real estate graphs that we provide.

Home Sellers Chasing The Market

The reason that we provide so many home value and price reports for different neighborhoods in Tallahassee is to ensure that homeowners understand what they need to do.

Nearly 60% of homeowners who listed their home for sale in the Tallahassee MLS over the past five years left the market without selling their home during that first listing period. Considering that market values dropped during that entire five year span, home sellers lost money due to incorrect pricing.

For those that continued to re-list their property, we have noticed that many were not willing to face the facts soon enough. The following graph shows an example of a home seller “chasing the market” in Golden Eagle in Tallahassee.

I met with this homeowner (Golden Eagle in Tallahassee) in December 2007 and advised them of the current value for their home and gave them specific pricing guidance.

While they liked our aggressive internet home selling plan, they were wanting to get a lot more money for their home than I knew the market would bear. I told them I could not in good faith list their home at that price.

They found a real estate agent that told them they could deliver the higher price (I guess they were hoping for un-informed buyers that would pay “above appraisal” prices).
