Killearn Estates Home Sales Are Gaining Steam

If you want a simple and singular bellwether for the Tallahassee real estate market, you can use Killearn Estates home sales as a guide to the housing market recovery for most areas.

As one of the most active neighborhoods in Tallahassee, there are 46 homes for sale in Killearn Estates and they are starting to see the number of sales increase.

The graph above shows that both arms length home sales and distressed home sales are rising (where roughly 1 in every 6 Killearn Estates home sales is a short sale, foreclosure or bank owned property).

The Accurate Report On Tallahassee Property Depreciation

Contrary to confusing reports that suggest otherwise, Tallahassee property depreciation continues as sellers still outnumber buyers in the housing market.

When real estate agents show reports of rising prices, they typically are looking at the average (or median) price in one time period and then comparing it to a previous time period.

And while it is important to know the average price of homes in each Tallahassee neighborhood, it simply is not a valid method to determine or measure Tallahassee property depreciation.

Buyers Favor Most Active Tallahassee Neighborhoods

We get many questions relating to the most active Tallahassee neighborhoods, and 2012 produced no big surprises.

The northeast quadrant of the Tallahassee real estate market had the most active Tallahassee neighborhoods, with 52% of all home sales being recorded there. When you see what we have assembled, it is obvious where people are choosing to move to right now.

Killearn Lakes Plantation Year End Home Sales Report

We did not see the recovery in Killearn Lakes Plantation return as nicely as what occurred in Killearn Estates.

The real estate graph on the right shows that distressed home sales increased in 2012, and the number of lis pendens filed over the past 12 months seems to ensure that this trend continues through 2013.

Killearn Estates Year End Home Sales Report

A good year of renewed home sales in Killearn Estates is coming to an end.

While values are still declining, the real estate graph on the right shows that more homes sold in Killearn Estates than we have seen since 2007, and the percentage of homes that sold under distressed situations declined.

New Trend In Tallahassee MLS Listings: Cause For Concern?

In a recent article where we took A Closer Look At The Houses For Sale In Tallahassee, we found a hearty dose of Tallahassee MLS listings that were being sold under distressed conditions.

The article prompted many people to reach out to me and ask me a variety of questions, but one recurring theme related to the segmentation of the market between homes that were investments versus homes for sale for occupancy.

People were curious to see if the distressed homes for sale were mostly those investment properties under $100K, or if the problem was widespread across all price points. Here’s what I found:

Killearn Estates Home Sales Up 32%

As the top-selling neighborhood in Tallahassee, Killearn Estates is having its best year for home sales since 2007.

While home values are still on the decline, unit sales are on the rise, and the inventory of homes for sale in Killearn Estates is down to just 56 houses.

Homes Zoned For Lincoln High School

After the great popularity of the articles I recently published about homes zoned for Chiles High School and homes zoned for Leon High School, I felt compelled to follow it up with one about homes zoned for Lincoln High School.

Currently, buyers can choose from 363 homes zoned for Lincoln High School and listed for sale in the Tallahassee MLS.

Year to date, the number of closed homes zoned for Lincoln High School has risen over 2011. Values have dropped about 2 % however.

In the real estate graph above, we can see the number of closed home sales through June of each year for homes zoned for Lincoln High School. While it is nice to see the small rise in YTD home sales, there are still far more home sellers than home buyers in these Tallahassee neighborhoods.

Home buyers can still expect superb values and falling prices, so I would still expect to see the homes zoned for Lincoln High School sell as well as anywhere else in the Tallahassee real estate market.

Activity is increasing for Killearn Estates house sales, with unit sales up 14% through May of this year versus January through May of 2011.

Last year buyers were attracted to the larger Killearn Estates houses, and this year seems to be similar. Homebuyers Choose Top Neighborhoods In Tallahassee

One question that out-of-town homebuyers always get around to asking is “what are the top neighborhoods in Tallahassee.”

Of course, my answer is always “it depends.” Everybody has their own wishes, wants and desires, so I would think the top neighborhoods in Tallahassee could be defined in different ways for different people.

For example, a young family might favor a neighborhood with a park, whereas a single professional might prefer access to restaurants. It all really comes down to the needs of the homebuyer.

But many of them also want to know where “everybody” is moving, so I show them this graph of the top neighborhoods in Tallahassee, based on the number of closed home sales each one has reported year to date.

Thus far in 2012, the usual suspects lead the top five, though a typical top six finisher (Killearn Acres) has dropped all the way to the number ten position.

Killearn Estates has started strong with 35 home sales through May, while Killearn Lakes follows close behind with 32.

Southwood, the previous year’s leader, has dropped to third and has recorded just 28 home sales through May. Bull Run and Golden Eagle Plantation round out the top five.

Finding Top Neighborhoods In Tallahassee

Our report makes it clear that perennial favorites continue to be the most active for home sales in Tallahassee. But that does not mean a wise buyer is only looking at homes in these limited locations.

The 17 top neighborhoods in Tallahassee, as shown in the real estate graph above, makes up only 40% of all home sales this year. In fact, there have been home sales in 1,236 other neighborhoods in Tallahassee thus far in 2012, and we are not even half way through the year.

So yes, you can find plenty of homes for sale in the more popular subdivisions, but there are even more in the lesser known neighborhoods.

So take some exploring all the wonderful communities around Tallahassee, then make your own choices for the top neighborhoods in Tallahassee.
