We did not see the recovery in Killearn Lakes Plantation return as nicely as what occurred in Killearn Estates.

The real estate graph on the right shows that distressed home sales increased in 2012, and the number of lis pendens filed over the past 12 months seems to ensure that this trend continues through 2013.

It is so tempting to refinance a home or make the leap into a larger home with interest rates below 3.5%, so I’m not really surprised when people ask me questions about the value of their home.

One of the most active neighborhoods that we monitor is Killearn Lakes Plantation in Tallahassee, and this popular NE Tallahassee subdivision continues moving along in this bumpy real estate market.

It’s time for another update on home sales in Golden Eagle Plantation in the 32312 zip code of Northeast Tallahassee.

Located in Killearn Lakes and home to the Tom Fazio designed Golden Eagle golf course, this popular NE Tallahassee neighborhood has beat the market in holding home values thus far.

Home sales are down well over 50% since the peak of the market, but you find that home sales in Golden Eagle Plantation have fared far better than most in terms of price and value.

Home sales in Golden Eagle Plantation reached the pricing peak back in 2007, when the average home sold for $565,000 (2009 was higher due but due to one very large sale). Homebuyers Choose Top Neighborhoods In Tallahassee

One question that out-of-town homebuyers always get around to asking is “what are the top neighborhoods in Tallahassee.”

Of course, my answer is always “it depends.” Everybody has their own wishes, wants and desires, so I would think the top neighborhoods in Tallahassee could be defined in different ways for different people.

For example, a young family might favor a neighborhood with a park, whereas a single professional might prefer access to restaurants. It all really comes down to the needs of the homebuyer.

But many of them also want to know where “everybody” is moving, so I show them this graph of the top neighborhoods in Tallahassee, based on the number of closed home sales each one has reported year to date.

Thus far in 2012, the usual suspects lead the top five, though a typical top six finisher (Killearn Acres) has dropped all the way to the number ten position.

Killearn Estates has started strong with 35 home sales through May, while Killearn Lakes follows close behind with 32.

Southwood, the previous year’s leader, has dropped to third and has recorded just 28 home sales through May. Bull Run and Golden Eagle Plantation round out the top five.

Finding Top Neighborhoods In Tallahassee

Our report makes it clear that perennial favorites continue to be the most active for home sales in Tallahassee. But that does not mean a wise buyer is only looking at homes in these limited locations.

The 17 top neighborhoods in Tallahassee, as shown in the real estate graph above, makes up only 40% of all home sales this year. In fact, there have been home sales in 1,236 other neighborhoods in Tallahassee thus far in 2012, and we are not even half way through the year.

So yes, you can find plenty of homes for sale in the more popular subdivisions, but there are even more in the lesser known neighborhoods.

So take some exploring all the wonderful communities around Tallahassee, then make your own choices for the top neighborhoods in Tallahassee.

Forty Percent Of All Killearn Lakes Home Sales Are Distressed

Having started my Tallahassee real estate career with Killearn Lakes home sales, I find myself (nearly) speechless when observing the rapid rise of distressed properties in this wonderful Tallahassee neighborhood located in the 32312 zip code.

This was the final jewel in the crown of Killearn Properties, a neighborhood that was designed to be everything the successful Killearn Estates had been, with the addition of a world class Tom Fazio golf course located within the gates of Golden Eagle Plantation.

With everything this community has to offer, Killearn Lakes home sales still continue to decline in value, offering home buyers incredible deals at prices last seen in 2002.

Average Prices Of Killearn Lakes Home Sales

When we take in all Killearn Lakes home sales, we find that the average sales price in 2012 thus far is $181,000, down 28% from the $252,000 recorded in 2007. With more foreclosure filings recently announced, I would expect this downward trend to continue.

Thus far in April, 42% of all residential closings were distressed property sales, and the one year average is at 33%. Simply put, one in every three homes sold in Tallahassee over the past year has been a short sale, foreclosure, or bank owned property.

When we look at a graph of the rising trend, the analogy of the tidal wave is hard to overlook.

The market for short sales in Tallahassee is growing, as banks are reducing the time it takes to process a file.
