Florida Higher Education And The Real Estate Market

There was wonderful news from the legislature this session, as lawmakers approved a bill establishing preeminent universities (again) and support for Florida higher education.

According to an article in the Tallahassee Democrat this past weekend, there will be more than 60 million dollars (collectively) pouring in to FSU, FAMU, and TCC when this bill is signed by the Governor.

It makes me wonder why our elected officials do not push to make Florida Higher Education the top growth industry in Florida.

Bring Me An Offer, I Want To Sell My Home

Back in the old days, when bread wasn’t pre-sliced and dinosaurs roamed the earth, somebody who was serious about getting a home sold would advertise “Bring Me An Offer!”

You can still see this habit practiced today in many industries, almost always when an amateur (think e-bay or Craigslist) is trying to sell something on his or her own.

But the way that people buy a home today make this outdated method useless, and it is time to say goodbye to the old standby.

The Accurate Report On Tallahassee Property Depreciation

Contrary to confusing reports that suggest otherwise, Tallahassee property depreciation continues as sellers still outnumber buyers in the housing market.

When real estate agents show reports of rising prices, they typically are looking at the average (or median) price in one time period and then comparing it to a previous time period.

And while it is important to know the average price of homes in each Tallahassee neighborhood, it simply is not a valid method to determine or measure Tallahassee property depreciation.

You Must Use Leverage To Negotiate A Better Price When Selling Your Home

If you plan on selling your home this year, I recommend you take some time to learn how to create the leverage that you need in order to negotiate a better price.

With sellers outnumbering buyers in today’s real estate market, I often find sellers negotiating from a position of weakness.

This ultimately results in selling a home for a lower price, or altogether failing to sell a home.

How To Price A Home That Needs Repairs

One topic that comes up often in a market where one in three homeowners is upside down on their mortgage is how to price a home that needs repairs.

Too often, I think that home sellers overlook the reality of the market and conclude that buyers will just adjust their offers for the improvements that are needed in the home.

This is an unfortunate mistake.

Don’t Be A Hovering Home Seller

There is nothing so annoying to a homebuyer than a hovering home seller.

And save for poor marketing and improper pricing, nothing will keep your home from selling more than being that homeowner who won’t give a moment of privacy to the people and real estate agent showing your home.

How Often Should Your Realtor Show Your Home?

If you have been trying to sell your home for a while, you might be wondering why your real estate agent won’t show your home.

As the real estate graph above shows, the results were very positive!

How To List A Home To Sell Right Away

It seems to me that most home owners put very little effort into research before they first list a home for sale.

They put a lot of thought into WHY they want to move, and they put a lot of thought into WHERE they want to move, but I am amazed at the lack of research home sellers perform before they decide WHO they want to hire to help them move.

More than 60% of people who list a home for sale (for the first time) end up failing to sell their home, so they find themselves in a frustratingly difficult situation that could have been avoided.
