I was talking with an agent yesterday about a real estate counter offer he received, and he was scratching his head wondering what the home seller was thinking.

Now I’ve seen this sort of thing for more than 20 years in the Tallahassee real estate market, but I still lack the words to explain to an agent why somebody would make such a tactical blunder when selling a home.

If you are want to sell a home and get top dollar, you should really focus on the bottom line when you counter a real estate offer.

Marketing Your Home? Do 72 Percent Of Consumers Prefer Print?

If you are getting ready to start marketing your home for sale, you are probably curious about how to sell a home in 2013 and specifically what needs to be done to outshine your competition.

No matter the market conditions, there are homes that are similar enough to yours that become your competition whenever one hits the market or when one changes their asking price to your present price. It is these similar homes that you must “out market” if you want to get top dollar for your home.

With that in mind, I received an email this morning that advised me that “72% of consumers prefer print!” and that magazines deliver ads to a very specific market. Seriously!

Another Betton Home Sales Update

I am often asked my opinion on real estate values across Tallahassee, and Betton home sales certainly ranks among the Tallahassee neighborhoods requested most frequently.

As popular Northeast Tallahassee neighborhoods situated inside of I-10, the Betton subdivisions (Betton Brook, Betton Estates, Betton Hill, Betton Hills, Betton Oaks, Betton Place and Betton Woods) offer homeowners a place to live that is convenient to the heart of Tallahassee and is only minutes from downtown.

Currently, there are 18 homes for sale in the Betton Neighborhoods.

Not surprisingly, the graph above shows that the distressed rate for Betton home sales is on the decline, and the past year’s average has fallen to just 8%.

Which Way Will Southwood Home Sales Go?

We have been keeping a close eye on Southwood home sales for several years, and I believe we might be experiencing a significant shift in this popular Southeast Tallahassee neighborhood.

Currently, there are 59 homes for sale in Southwood, and the composition of sale types is changing.

The graph on the right measures two important trends for existing homeowners in Southwood, the new construction trend as well as the distressed Southwood home sales trend.

These trends will tell us much about future home values in Southwood.

Arbor Hill Home Sales Report

It has been quite some time since we looked at Arbor Hill home sales, so this report is long overdue.

Arbor Hill home sales represent a rather small portion of the Tallahassee real estate market, but located at the Southern border of Killearn Estates, it always seems to be in high demand.

Currently, there are 16 homes for sale in Arbor Hill, priced from $69,000 to $155,000.

Peak Season For New Listings In Tallahassee Real Estate Market

It is the top of the season for new listings in Tallahassee, as traditionally more home sellers put their home on the market now than during any other time of year.

When we look at the graph on the right, it appears as if more sellers are testing the market this year than did last year, perhaps signaling a turn in the confidence of homeowners that they will be able to sell a home in 2013.

Waverly Hills Home Sales Enjoy Arms Length Year

As I was combing the Tallahassee MLS preparing for another Waverly Hills home sales report, I was pleasantly surprised to see that the last distressed home sale occurred there more than one year ago.

As we can see from the graph at the right, the distressed home sales trend (one year average) has been reduced to zero.

Considering the rest of the market is averaging more than 1 in 3 home sales as a short sale, foreclosure or banked owned property, Waverly Hills home sales appear to be much stronger.

Rising Values Observed For Ox Bottom Manor Home Sales

Ox Bottom Manor home sales are experiencing a rise in values, just as we found in yesterday’s report on Killearn Lakes home sales.

When we look at the graph on the right, we see that short sale activity is half of what it was just one year ago. While it is likely (from recent foreclosure reports) that this ratio is going to rise again, it is still significant to find that values for Ox Bottom Manor home sales do begin to return immediately when all the distressed properties for sale have left the market.

Currently, there are 24 homes for sale in Ox Bottom, and several great values really stand out.
