Quit Making Tactical Errors In Your Real Estate Counter Offer

I was talking with an agent yesterday about a real estate counter offer he received, and he was scratching his head wondering what the home seller was thinking.

Now I’ve seen this sort of thing for more than 20 years in the Tallahassee real estate market, but I still lack the words to explain to an agent why somebody would make such a tactical blunder when selling a home.

If you are want to sell a home and get top dollar, you should really focus on the bottom line when you counter a real estate offer.

It’s Easy To Get A Florida Real Estate License

Now that the housing market is showing signs of recovery in most regions of the US, I expect we’ll see higher activity among people seeking to get a Florida real estate license.

I’ll be the first to admit that it takes very little to become licensed to sell every type of real estate in Florida, but there is a process that one must complete.

There are a few different ways to get a Florida real estate license, and this article covers them in enough detail for you to recognize both “what it takes,” and why you should be highly selective when choosing a real estate agent to help you buy or sell a home.

Why Now Is The Time To Build A House

I’m meeting with a long time friend today to discuss his desire to build a house in a certain NE Tallahassee neighborhood.

For any long-time readers of the Tallahassee Real Estate Blog, you know that I have reported about the large new construction premium you must pay in this buyer’s market, and how I strongly advise you to find an existing home for your purchase.

But there are some reasons why you really should build a house right now if you fit into a certain category.

Year Over Year Home Sales Are Riding High

One of my favorite reports to pull each month is the Year Over Year Home Sales Report.

It is very simple, it compares the current month with the corresponding month from a year ago in order to see changes in the real estate market.

Well, the Year Over Year Home Sales Report has been putting a smile on my face for nine straight months now!

Hey Joe, What Is My Home Worth Now?

We get a lot of reader questions each week after we publish the Tallahassee Real Estate Newsletter, but the question we see most frequently is “What is my home worth.”

I suspect that as the real estate market starts to move in an upwards direction, we will start to see some trapped homeowners anxious to enter the market.

They have been trapped with mortgages that outweigh the encumbered homes, so it’s only natural that they start asking “what is my home worth” as news of improvement is reported.

A Crystal Ball For Tallahassee High End Homes

If you are keeping an eye on the market for Tallahassee high end homes, you’ll be happy to know that there is no sign of weakening for the most expensive homes in town.

Though there still exists a glut of high end homes for sale in the Tallahassee MLS, sales have actually grown fractionally over the same period from last year.

In fact, 2013 has seen more Tallahassee high end homes sold than any year since 2008.

One Final Question To Ask A Listing Agent Before Making A Hiring Decision

There is a critical factor that should weigh heavily on your choice of a listing agent when you sell your home, and I bet it would never even cross your mind (unless you read this of course :) ).

I have written numerous articles about what to do when you need to sell your home, and many focused on how to locate a real estate listing agent for the job of selling your home.

We have addressed the importance of internet marketing when you sell your home, and focusing on hiring a company instead of just settling for an agent. But there is one final point, one critical issue that will ensure you hire the best listing agent for the job of selling your home.

A Comprehensive Review Of Tallahassee Real Estate Supply And Demand

Long time readers of the Tallahassee Real Estate Blog are accustomed to a continual supply of housing reports, and we have been posting Tallahassee real estate supply and demand reports every month for more than 5 years.

This is the one report that consumers looking to buy a home and those looking to sell a home need to better understand their position when it comes to negotiating a real estate transaction.

Occasionally, I like to expand our normal Tallahassee Real Estate Supply And Demand Report in order to search for niche opportunities or concerns in the market.

Florida Higher Education And The Real Estate Market

There was wonderful news from the legislature this session, as lawmakers approved a bill establishing preeminent universities (again) and support for Florida higher education.

According to an article in the Tallahassee Democrat this past weekend, there will be more than 60 million dollars (collectively) pouring in to FSU, FAMU, and TCC when this bill is signed by the Governor.

It makes me wonder why our elected officials do not push to make Florida Higher Education the top growth industry in Florida.

Tallahassee Short Sales

After seeing positive movement for home values in yesterday’s Tallahassee Real Estate Report, I had a reader ask me about the current trend for Tallahassee short sales and how they might affect the market moving forward.

I would think that a decline in Tallahassee short sales could be a sign that we have reached (or are closely approaching) the peak of the distressed property liquidation, while the opposite could suggest that continued pressure on home values remains the trend.
